# [Give guests a reason to book direct.](https://www.trymumm.com/industries/hospitality/direct-booking-perks)

> A guest sees your rate on a booking site and on your own page. When the rate matches, the perk decides. Offer parking, a late checkout or a room of their choice to guests who ask you directly, and keep your rate where it is.

- **Updated:** 2026-11-01

## What a guest can only get from you.

- **Parking for the stay.** A space in your own lot costs little when it has room. A guest who drives weighs the parking fee at every hotel on the list.
- **Early check-in or late checkout.** Both depend on your arrivals. Offer them on the days you can keep the promise.
- **The room they choose.** Let a direct guest pick the floor or the side of the building. You assign rooms anyway.
- **A welcome drink at your bar.** It costs you one drink and brings the guest to your bar on the first night.
- **One change of dates.** Allow a direct guest one change. You keep the guest, and you keep the room.

## Put the whole price in front of the guest.

- **Show the nightly rate with every mandatory fee.** If you charge a resort fee or a parking fee that every guest pays, include it in the number you show. A perk lands better beside a price the guest already trusts.
- **List the perk beside the rate.** Say what the guest receives for asking you directly, in the same place as the price.
- **Keep the perk and the rate apart.** The rate stays the same on every channel. The perk is the reason to ask you.

## A request on Mumm is a direct conversation.

- **The guest asks you.** A request arrives in your inbox with the dates and what the guest hopes for. It comes from Mumm or from an AI assistant that connects to Mumm.
- **Your offer carries the perk.** Write the perk into the terms of the offer: parking and a welcome drink when the guest stays with you.
- **The offer has an end date.** Choose how long it stays open, such as 72 hours. After that the room is yours to offer again.
- **You see what comes of it.** Follow each accepted offer through payment and delivery in one place.

## What the rule says.

- **The price should include the mandatory fees.** A hotel or short-term rental has to show a total price that includes the mandatory fees it can work out in advance, such as a daily resort fee. Government taxes and charges for optional extras can be listed apart from the total. The rule is 16 CFR Part 464 and took effect on May 12, 2025. ## An offer with a reason to choose you.

Example. A guest asks: “Three nights by the lake, Jun 12–15. Anything for guests who book with you?”

Your offer:
- Deluxe room, three nights: $867
- Parking for the stay: Included
- Welcome drink at the bar: Included
- One change of dates: Included
- Open for: 72 hours

## Questions before you set up

## Does a perk change my rate?

No. Your rate stays where it is on every channel, and the perk is what the guest gets for asking you.

## What does a perk cost me?

Record your cost for each perk. Your costs stay with you, and the guest sees only the offer.

## What if the guest books somewhere else?

Your offer ends on the date you set, so you are not holding the room for it. If the guest asks again, you can send a new offer.

## Can I offer a perk without Pro?

Yes. On Free you answer each request yourself and name the perk in your reply. With Pro, Mumm’s seller agent offers it whenever a request asks for it.
