# [Offer upgrades and keep your rate.](https://www.trymumm.com/industries/hospitality/upgrades-and-your-rate)

> A guest who asks for a late checkout or a better room is asking for something you can often give. Pick the extras you are happy to give and set your lowest price. With Pro, Mumm offers extras first and never goes below that price.

## Where a hotel can say yes.

- **A room upgrade, when one is open.** A better room that would stay empty that night costs you the housekeeping you already do. Write the condition into the extra, so the offer reads “when open.”
- **Late checkout.** A room with no arrival that afternoon can stay with the guest a few hours longer. Keep the extra on while your arrivals are light and switch it off when they are not.
- **Breakfast for two.** Your kitchen is staffed either way. What it costs you is the food, and the guest compares it with the menu price.
- **A welcome bottle.** You pay your supplier’s price. The guest finds the bottle and the note waiting in the room.
- **A spa credit.** A treatment room that stands empty earns nothing. The credit fills a slot you were holding anyway.

## Set the floor once.

With Pro, you decide what Mumm can offer and what it can never go below.

- **Your lowest price.** Set it for each room or package. Mumm never goes below it, and customers never see it.
- **Your cost and your retail value.** For each extra, record what it costs you and what you would charge for it. Mumm adds the extras that match what the customer asks for.
- **Your offer rounds.** Choose how many rounds of offers Mumm can make before you review the request.
- **How long an offer stays open.** An offer carries an end date, such as 48 hours. You are not holding a room for a request that went quiet.

## Requests outside your rules wait for your OK.

- **A request that matches nothing you listed.** If a request fits none of your rooms or packages, it waits for you. Mumm only offers what you listed.
- **A group or a long stay.** Six rooms or three weeks is bigger than a standard rule. You see the request and decide what to add.
- **You can always step in.** Reply yourself whenever you like. With Pro, you can pause Mumm’s seller agent any time. Every reply is recorded in your inbox.

## An offer built from your rules.

Example. A guest asks: “Weekend for two, Dec 5–7. Breakfast included?”

Your offer:
- Deluxe room, two nights: $578
- Breakfast for two: Included
- Open for: 48 hours
- What breakfast costs you (only you see this): $18
- Its retail value (only you see this): $48

## Questions before you set up

## What if a guest asks for a lower rate?

With Pro, Mumm offers extras first and never goes below your lowest price. The guest sees the offer, and your lowest price stays with you.

## Do I need Pro to offer extras?

No. On Free you reply to each request yourself and can offer the same extras in your own words. Pro adds Mumm’s seller agent, which makes offers inside your rules.

## Can I turn an extra off?

Yes. Each extra has a switch. Turn late checkout off for a sold-out weekend and back on when your arrivals are light.

## Can I see what Mumm offered?

Yes. Every reply is recorded in your inbox. You can pause the seller agent any time and reply yourself.
